Granny flats in Balwyn North

Balwyn North, Balwyn and Canterbury carry some of the highest property values in Melbourne's east — and some of its most carefully protected streetscapes. Building a second dwelling here means building to a standard the street expects, and knowing exactly where your block stands before you start.

Turn-key builds from $130,000. Flagship designs from $185,000. Built by a registered Melbourne builder working under Domestic Builder (Unlimited) registration DBU-20641.

Navigating Boroondara's overlays

Boroondara is Melbourne's most active heritage planning municipality. That doesn't mean your block is affected — but it does mean you need to know before you build, not after. We check every property's overlay status as part of the desktop assessment.

No overlay — the clean path. The majority of Balwyn North, Balwyn and Canterbury residential blocks carry no heritage or neighbourhood character overlay. These properties keep the full no-permit pathway for a secondary dwelling under 60m² under Victoria's 2023 reforms.

Neighbourhood Character Overlay. Some Boroondara streets carry an NCO. It doesn't prevent building — it shapes how the dwelling is designed, and we manage the assessment on your behalf.

Heritage Overlay. Applied to individual properties and to some precincts. Where one applies, a planning permit is required and the design has to respond to what the overlay protects. We've worked through these before, and the first thing we'll tell you is whether yours is affected at all.

What a second dwelling does on a Balwyn block

Land in Balwyn North, Balwyn and Canterbury is expensive, and that changes the arithmetic of a second dwelling. A well-built secondary dwelling adds usable accommodation to a property whose value is largely in its land — without subdividing, without selling, and without moving.

Families here build for the reasons families build anywhere: a parent who wants to stay close without living in the main house, an adult child who can't buy into the suburb they grew up in, or a property that should be earning more than it does.

What's different is the standard. A second dwelling on a Balwyn street has to hold its own against the house in front of it. That's the brief we work to.

Common questions about building in Balwyn North

Can I build a granny flat in Balwyn North without a planning permit?

On most Balwyn North, Balwyn and Canterbury blocks, yes — a secondary dwelling under 60m² on a block over 300m² can be built without a planning permit under Victoria's 2023 reforms. The exception is where a heritage or neighbourhood character overlay applies, which is more common in Boroondara than in neighbouring councils. We check your property's overlay status first, and a building permit is required either way.

Does the Boroondara heritage overlay affect my whole street?

Not necessarily. Heritage overlays in Boroondara apply both to individual properties and to defined precincts, so two houses on the same street can sit under different rules. The only reliable answer is a check against your specific address, which we do as part of the desktop assessment before you commit to anything.

What designs suit Boroondara's period homes?

A second dwelling doesn't have to imitate the house in front of it, and on most blocks it shouldn't. What matters is that it reads as deliberate — proportions, roof form, materials and setbacks that sit comfortably behind a period home rather than competing with it. Where an overlay applies, that response becomes part of the planning application, and we design it accordingly.

How much does a granny flat cost in Balwyn North or Canterbury?

Builds start from $130,000 for a turn-key small secondary dwelling, and our flagship designs start from $185,000. Where a planning permit is required — more likely here than elsewhere in the east — there are additional statutory fees and a longer approval timeline, both of which we itemise in your written proposal rather than leaving as a surprise.

Do you build in Balwyn, Canterbury and Kew?

Yes. Balwyn North, Balwyn, Canterbury, Kew, Kew East, Camberwell, Hawthorn, Deepdene, Mont Albert, Surrey Hills and Glen Iris all sit within the City of Boroondara and share the same planning pathway.

We also build across Melbourne's south-east and the Mornington Peninsula — see every area we build in.

How long does the build take?

Construction runs 12 to 14 weeks on site for most designs, from the point where layouts, finishes and fixtures are signed off and the deposit is paid. In Boroondara the approvals stage before that is often the longest part, because of the overlay assessments.
