Where the time actually goes

A lot of the granny flat project time is not construction. The build itself is 12-14 weeks; everything before it is design, testing, documentation and approvals. Where a planning permit is required, we run documentation alongside the council application rather than after it — which is where the shortest realistic timeline comes from.

A written proposal in your hands within two working days.

  • Estimated construction cost

  • Provisional items marked as provisional

Design & site report

Your project becomes real, and the site gets tested properly.

  • Preliminary working drawings

  • Soil classification and wind rating

  • Site feature survey

  • BAL assessment where required

  • Your Construction Manager assigned

From $8,000 + GST · 3–7 weeks

Council permits

Not every site needs a planning permit. Where yours does, we handle the whole application.

  • Application lodged and managed

  • Land Capability Assessment

  • Bushfire or flood overlay reports

  • Arborist report where required

  • Planning approval secured

$4,000–$10,000 + GST, where required · 12–24 weeks

Specification, selection & documentation

The enjoyable part — where a plan turns into your home.

  • Colours, finishes and fixtures chosen

  • Final construction drawings

  • Specification schedule

  • Structural engineering

  • 7-Star Energy Rating

From $7,500 + GST · Engineering $2,500–$4,000 · 5–10 weeks

Contract & building permit

Every inclusion, allowance and cost documented before you sign a thing.

  • HIA New Home Building Contract

  • Fixed inclusions and allowances

  • No open-ended items

  • Your building permit

  • A construction start date

5% deposit on signing · 2–8 weeks

Standard, not extra

Feature tiling, double-glazed windows, engineered flooring and a 7-star energy rating are standard across the range. Upgrades are named as upgrades, in writing, before you choose a thing.

Construction

Six inspected stages, one point of contact, and a progress claim at each.

  • Base — stumps and base complete

  • Frame — floor, wall and roof

  • Lock-up — roof, walls, windows, doors

  • Fixing — linings, cabinetry, fixtures

  • Practical completion and handover
