What changes when the block is out of town
Two things, and neither is the house.
The first is travel. A regional build means our supervisor and trades on the road, and we cost that as its own line in your proposal rather than folding it into the price. You see exactly what distance adds before you commit, and it is usually less than people expect once the crew is on site for a run of days rather than driving out for each visit.
The second is the ground. Regional blocks are more likely to be unsewered, so a land capability assessment and a septic system come into the picture, and more likely to carry a bushfire management overlay, which shapes glazing, cladding and the setback from vegetation. We have built under both many times. They are costs to plan for, not reasons to stop.
Why a second dwelling makes sense on a regional block
Regional blocks are bigger, so the question is rarely whether a granny flat fits. It is what you want it to do.
For many of our regional clients it is family: a parent moving closer without moving in, or an adult child staying in town when rentals are scarce. For others it is income, because a well-built one-bedroom home in a regional centre rents quickly and holds its value. And for farms and lifestyle properties it is often a manager's or worker's residence, which the small second dwelling rules now allow without a planning permit on most lots.
Whatever the purpose, the build is the same finished home we deliver in Melbourne, not a cut-down version for the country.
Common questions about building in regional Victoria
How much does travel add to a regional build?
It depends on distance and how the build stages fall, so we quote it for your address rather than guess. It appears as its own line in the proposal, separate from the build price, and we plan the program so the crew works in blocks of days on site. Most clients find the total lands well inside what they had allowed for once they see it in writing.
Do you really build in my town?
If it is one of the 21 centres listed on our areas page, yes, and we have most likely built nearby already. If it is not on the list, ask anyway. The answer depends on the project as much as the postcode, and a free desktop check tells us both quickly.
Do I need a planning permit in a regional shire?
Usually not for the dwelling itself. A small second dwelling of up to 60m² on a lot of 300m² or more does not need a planning permit in most residential and rural living zones. A building permit is always required, and a bushfire or flood overlay can add conditions.
We confirm the pathway for your block before you commit.
My block is not on sewer. Is that a problem?
No, but it is a cost to plan for. An unsewered block needs a land capability assessment and a septic or treatment system sized for the extra bedroom.
We arrange the assessment, price the system as its own line and design the drainage around it. It is routine on regional builds, and we show the figure early.
How long does a regional build take?
Construction takes 12 to 14 weeks on site, the same as our Melbourne builds, because the trades stay on site in blocks rather than commuting daily.
Design, site reports, selections and permits come first, and that stage runs longer where a council needs a planning permit or a septic design.
