Granny flats on the Mornington Peninsula

Say goodbye to conventional granny flats. Prestige Living builds architecturally inspired second dwellings that bring a genuine standard of comfort, quality and style to Peninsula properties — from Mount Eliza down to Portsea.

Turn-key builds from $135,000. Flagship designs from $185,500. Built by a registered Melbourne builder working under Domestic Builder (Unlimited) registration DBU-20641.

The perfect place to live a little more freely

The Peninsula's generous blocks, lifestyle appeal and strong property market make it one of Victoria's most compelling places to add a luxury second dwelling. Whatever the reason, the block usually allows for it.

Keep more of the family in the family home — without the cramped living that usually comes with it. Give ageing parents their independence, and release equity for the things they actually want to do with it.

Let young adults live independently without the mortgage stress of buying on the Peninsula.

Improve rental income, or open up short-stay potential on a property that already draws visitors.

We manage all Mornington Peninsula Shire Council permits and approvals on your behalf.

What shapes a build down here

The Peninsula is the most constrained part of our service area, and the constraints are worth understanding before you fall in love with a position on the block.

Bushfire overlays cover much of the Peninsula's vegetated land. Where a BAL assessment is required we arrange it as part of the site report, and the rating shapes construction requirements rather than ruling the build out.

Significant landscape overlays apply across parts of the Shire, and they shape siting, height and how much vegetation can be removed.

Land capability assessments are needed where a property isn't connected to mains sewer, and sewer coverage thins out through the southern Peninsula. This is the single biggest variable in what a Peninsula build costs.

Our footing design handles sloping and reactive ground with minimal excavation, which matters on established blocks with mature vegetation.

Every home is built to a 7-star energy rating as standard, with sustainable materials through the fit-out and bushfire-ready construction where the overlay requires it.

Designs that suit the Peninsula

The Capel Sound, the Sorrento, the Portsea and the Blairgowrie are all popular on the Peninsula, and every design in the range can be built on any suitable block.

The Capel Sound is our flagship — architecturally inspired vaulted ceilings over open-plan living, a full modern kitchen, two bedrooms and a well-considered bathroom, at 59.5m².

Feature tiling, double-glazed windows, engineered flooring and a 7-star energy rating are standard across the range, not upgrades. You choose from five interior fit-out themes and four external claddings, and any theme can go on any floor plan.

Common questions about building on the Mornington Peninsula

Do I need a planning permit for a granny flat on the Mornington Peninsula?

It depends on the overlays on your property more than the size of the dwelling. A second dwelling under 60m² on a block over 300m² can often be built without a planning permit under Victoria's 2023 reforms — but bushfire, significant landscape and environmental overlays are common across the Shire, and where one applies a planning permit is usually required. We check your title and overlays before you spend anything, and we manage the application where one is needed.

Can I build a granny flat on a holiday property?

Yes. A second dwelling on a Peninsula holiday property is one of the more common reasons people call us — it lets a larger group use the property without anyone sleeping on a sofa, and it gives the owners somewhere to stay when the main house is let. The build process is the same; what changes is how you use it.

Can I rent it out as short-stay accommodation?

Many Peninsula owners do. Short-stay letting is subject to Mornington Peninsula Shire's own requirements and to any owners corporation rules on the property, so it's worth confirming what applies to your address before counting on the income. We build the dwelling; how it's occupied afterwards is your decision to make with the right advice.

How long does the build take?

Construction runs 12 to 14 weeks on site for most designs, from the point where layouts, finishes and fixtures are signed off and the deposit is paid. Design, site testing, documentation and approvals come first — and on the Peninsula the approvals stage is usually the longest part, because of the overlays.

Which Peninsula suburbs do you build in?

All of the Mornington Peninsula Shire — Mount Eliza, Mornington, Mount Martha, Safety Beach, Dromana, McCrae, Rosebud, Capel Sound, Rye, Blairgowrie, Sorrento and Portsea down the bay side; Somerville, Tyabb, Hastings, Bittern and Crib Point through the east; and Red Hill, Balnarring, Merricks, Shoreham, Flinders and Somers across the southern Peninsula.

Find out what your Peninsula block can take

Send us your address and we'll run a desktop check — title, overlays, easements and which permit pathway the Shire will want. It costs nothing, there's no obligation, and on the Peninsula it's the single most useful thing you can do before making any other decision.
